Important Information for Renters
At Elders Real Estate Yarram, we want your tenancy to run smoothly. Please take note of the following key responsibilities:
Rent
Rent must always be paid in advance.
Late or missed payments may affect your rental history and future references.
Condition Report
You have 5 business days to review and return your condition report with any comments.
If it is not returned, the original report will be considered correct and will be used at the end of your tenancy.
Smoking
Smoking is strictly prohibited inside the property at all times.
Smoke Alarms
Any faults must be reported immediately.
Detector Inspector (or another service provider) will contact you during your tenancy to arrange access for regular servicing.
Insurance
Landlords do not insure tenants’ belongings.
You are responsible for arranging your own contents insurance.
Lawns & Gardens
Must be maintained regularly.
During summer, plants, shrubs, and trees must also be watered.

Any change of phone number or email must be provided to our office immediately.
Tenancy Changes
If you wish to add, remove, or transfer tenants, you must first seek approval from your property manager. The landlord must agree to any changes.
Lease Break
If you need to vacate before your lease ends, you must notify your property manager in writing.
Break lease fees apply, and rent is payable until a new tenant is found or your lease ends — whichever occurs first.
Vehicles
No unregistered vehicles are to be kept on the property or parked on the street in front of the property.
Routine Inspections
Your property manager will carry out an inspection 3 months after you move in, and every 6 months thereafter.
If the scheduled time does not suit, you may request to reschedule (during business hours) with at least 48 hours’ notice.
Photos will be taken for the owner’s report only. The owner may also attend.
Keys
Locked out after hours: contact a locksmith at your expense.
Locked out during business hours: contact our office for assistance.
If locks are changed, a duplicate key must be provided to our office.
